Ontario's Landlord and Tenant Board

How the Landlord and Tenant Board Works

The Landlord and Tenant Board (LTB) is the provincial tribunal that administers Ontario's Residential Tenancies Act, 2006. JAB Legal Services Professional Corporation provides experienced representation for both landlords and tenants across the GTA and Ontario.

Representation for Landlords

JAB Legal helps landlords navigate the LTB process professionally and efficiently. We assist with:

  • L1 Applications — non-payment of rent and eviction
  • L2 Applications — eviction for cause (damage, interference, illegal acts, overcrowding)
  • L3 Applications — tenant gave notice to terminate
  • L4 Applications — breach of mediated agreement
  • L5 Applications — above guideline rent increases
  • L9 Applications — rent arrears without eviction
  • Eviction for personal use, demolition, or major repairs (N12/N13)
  • Responding to tenant applications (T1 through T7)
  • Preparation for hearings, including witness preparation and evidence packages
  • Enforcement of LTB order

Representation for Tenants

Tenants have important rights under the Residential Tenancies Act. JAB Legal helps tenants assert those rights, including:

  • T1 — Rent overcharge applications
  • T2 — Applications for tenant rights (harassment, illegal entry, interference with services)
  • T5 — Bad-faith eviction by landlord
  • T6 — Maintenance and repair complaints
  • Responding to landlord eviction applications
  • Above-guideline rent increase challenges
  • Mediation and negotiated resolutions

What to Expect at the LTB

The LTB currently operates primarily through written hearings and video hearings via Zoom. Wait times have been significant due to backlogs. JAB Legal ensures your materials are complete, compliant, and filed correctly the first time — minimizing delays and improving your chances of success.

Frequently Asked Questions

How long does an LTB hearing take to be scheduled?

Scheduling times vary significantly depending on application type and the current LTB backlog. Non-payment applications can take a couple of months; other applications may take longer. JAB Legal will advise you on current timelines and realistic expectations at the outset.

Can a landlord evict a tenant without a hearing?

Generally, no. Except in very limited circumstances (such as an uncontested agreement or a specific payment plan default), a landlord must obtain an LTB order before a sheriff can enforce an eviction.

What if I receive an N-form?

N-forms are notices of termination from your landlord. Different N-forms apply in different situations. Many N-forms can be challenged. Contact JAB Legal as soon as you receive one — do not ignore it.
